Looking to transform a house that has been in the family for over 20 years, we set out to better utilize the dated layout and refresh every area of the house. However, the focus of the renovation was on the main floor and master bedroom & ensuite.

The Challenge

A job of this scale being taken on within the confines of a multi-family townhouse complex posed its own restrictions. Things such as limited working hours, no weekend construction, restricted parking regulations and working alongside all the neighbors to ensure a clean and safe work environment. All of these factors normally lead to a prolonged construction timeline but Tyvan was able to finish on time while still ensuring quality and professionalism.

Turning a dated home with a confined main floor and split level family room with limited functionality while working around the structural framing of the existing layout.

Our Solution

Beginning with thorough planning and testing for asbestos and other hazardous conditions, Tyvan was able to create a secure budget and timeline with enough contingency to account for any discoveries along the way. 

Starting with the poor layout we proposed and installed an engineered specified 22 ft metal beam to carry to load of the second storey floor and roof. This allowed Tyvan to completely demolish the main floor and begin from scratch with a new layout. Reconfiguring the powder room to open up the site line from front to back and building a new flush floor to the existing main floor elevation eliminated the split level dining room and created a smooth transition from room to room while having a seamless flooring installation complete the whole main floor. Working with our designer we were able to plan and create a new master bedroom layout and ensuite that better suited the clients’ needs and desires for their home.
